Questions landlords ask

What does it cost?

The Rental Listing is $399, once, paid after you sign the rental listing agreement, by card or Zelle. Rental Support is $399 then, and $600 more when a lease is signed, only if it rents.

How long does my rental stay on the MLS?

Until it's rented. Your listing goes to Zillow, Redfin, Realtor.com and more than 100 other sites, the same way any other rental listing does.

Who shows the home?

You do, and inquiries come straight to you. If you'd rather not, hosted showings are $95 each: a licensed agent lets renters in. You can also have a lockbox.

Do you help with applications and the lease?

With Rental Support, yes. Renters who have seen the home send one application through a private link, with a credit report they ordered themselves and never their Social Security number. I verify their income and landlord references, and you get a short summary of each against your written standard. Then I prepare the lease on the Maryland or DC form and send it through DocuSign. You always choose your tenant. With the Rental Listing, you handle the applications, and I give your lease a basic review.

Do I need a rental license?

Usually, yes. Montgomery County and Prince George's County require a rental license, and Washington, DC requires a Basic Business License to rent out a home. Some cities have rules of their own, so check before you list.

My home was built before 1978. Is there anything else?

Yes, in Maryland. A rental home built before 1978 must be registered with the Maryland Department of the Environment, and it must pass a lead dust inspection before each new tenant moves in.

Can I turn down a tenant who pays with a housing voucher?

In Maryland and DC, landlords can't turn away a tenant because they pay with a housing voucher or another lawful source of income.

Why do you check my ID?

Rental scams usually start with someone listing a home they don't own. A quick ID check with Stripe, about two minutes on your phone, protects you, your home and the people who answer your listing. Your ID photos stay with Stripe; they aren't stored on this website.
